Most people who have websites are regularly emailed to join or place links on their site to be part of link farms. These are bogus links (links unrelated to the site’s content) that have the goal of tricking Google into improving the site’s search rank. Horrible SEO (Search Engine Optimization) companies sell this sleazy service. If you take part, you’re risking Google catching you and then demoting or banning your site.

See the NY Times article The Dirty Little Secrets of Search detailing how J.C. Penney rigged their results and then got demoted. It was a very successful strategy over Christmas, but Google just responded.

On Wednesday evening, Google began what it calls a “manual action” against Penney, essentially demotions specifically aimed at the company.

At 7 p.m. Eastern time on Wednesday, J. C. Penney was still the No. 1 result for “Samsonite carry on luggage.”

Two hours later, it was at No. 71.

At 7 p.m. on Wednesday, Penney was No. 1 in searches for “living room furniture.”

By 9 p.m., it had sunk to No. 68.

In other words, one moment Penney was the most visible online destination for living room furniture in the country.

The next it was essentially buried.

Good news for Microsoft. They reached a deal with Yahoo for Yahoo to use Microsoft’s new and rebranded search engine called Bing to power Yahoo searches. This, along with Bing’s big advertising push, should help Microsoft greatly against Google. It will also help that Bing is the default search engine in Microsoft’s Internet Explorer. Add to that Mirosoft’s uptick in image coming from the Windows 7 operating system release in October and you have a good story of Microsoft on the upswing (ignoring previous story of course).

The bad news for customers is that we lost another competitor in the field of search. Implementing a good search engine requires not only computer and mathematical skills, but also a vast array of servers which hold search results and send bots out to crawl the internet for new content. Therefore a big company is needed to truly compete in search. (There are smaller search engines that are quite good such as Cuil, but these ventures still require a lot of cash and have yet to gain market share or brand awareness).

This deal leaves us with only two big search engines left. According to research firm ComScore the existing search market is:

65% – Google
19.6% – Yahoo (now to use Bing)
8.4% – Microsoft Bing

Yahoo will still manage their own ads, but apparently using all Microsoft technology.

Whether you’re buying, selling, or just want to know what’s going on, it’s easier than ever to follow real estate online.

Finding Comparables

Zillow provides a property value estimate based on neighboring comparables and their sale prices. It was started in 2005 by the people who started Expedia.com because they were frustrated that these tools were only available to real estate agents.

Real Estate Listings

Google recently added Real Estate to their Maps option. Google Base also recently began listing Real Estate with full search capabilities.

Long and Foster has been one of the most popular sites to search MLS listed properties.

Credit Report

Before buying a house, you need to know your credit score. You should also check it occasionally just to be sure that there are no errors. It is not uncommon to find that someone has impersonated you or that the credit agency just got something wrong.

AnnualCreditReport.com allows you to request your credit report for free once every 12 months from each of the nationwide consumer credit reporting companies: Equifax, Experian and TransUnion.

Mortages

Bankrate.com provides a good starting point for finding mortgage rates.

If you are in the Military or part of a Military family, consider Pentagon Federal Credit Union or the Navy Federal Credit Union. There are local offices in Washington D.C., Virginia, and Maryland.

Realtors

If you understand the comparables and have done the search yourself, you should consider a low-cost realtor.

Both ZipRealty and PenFed Realty (for Military personnel) both offer low fees or cash back.

Real Estate News

The Washington Post – Real Estate section provides real estate news and stories in D.C., Virginia, and Maryland.

Google has virtually made all of its money from AdWords. Those are those little ads to the right when you search on Google listed under Sponsored Links. Every time an ad is clicked, Google is likely getting somewhere between $0.10-$1.00. It is the ad owner that pays Google for each and every click. The advertiser defines the ads and bids on keyword search prices. But are the results really worth it?

The shortest answer to that question can be found in the real search results. When you search for your keyword phrase on google right now, do you show up in the top 3 pages? If so, then you probably shouldn’t even consider AdWords. In my experience, visitors that come through an ad link are far less likely to buy than a visitor that comes through the normal search results. I believe that’s because visitors consider the ads to be junky. They trust the real search results more so if you come up well there, that’s far more valuable and you pay nothing for those clicks.

If you are nowhere to be found in the search results on google.com, then AdWords may be able to help you but there are a few things to worry about. A very disturbing thing seems to have happened with Google AdWords this year: price increases. The system is supposed to be an open bidding process. You would think that means you bid whatever you want and then you show up worse if you bid poorly relative to competition. Unfortunately, Google sets minimum bids and if you don’t bid high enough, you won’t show up at all! This mob-like mentality goes against the Google credo “do no evil.” On several occasions, I’ve seen keywords that had low bid prices but were showing in the top 3 ads on average but then get their minimum bid requirements increased. Considering the ads were already showing well, it makes no sense for the minimum bid to be increased unless Google is doing something it shouldn’t be. There should be no minimum bid prices. If you bid relatively low, your ad should simply be shown less frequently and lower down. This is my biggest complaint about AdWords by far.

The worst part about all this is Google’s got you. You have only 2 choices: advertise with them or advertise with no one. They dominate the online search market. Competitors like Yahoo are sadly a joke. My advice is to make sure your site has the keywords you care about repeatedly. Then make sure you submit your url to Google so it can show up in search results. To help your search result placement, you can add your site to directory sites such as the most popular dmoz.org. AdWords may be worth it for some but they will never be as valuable as simply coming up on the first page of the real search results.
